FSBO in the UK: 1996, 2016, and 2026
In 1996, if you wanted to sell or let a property without an estate agent, your options were limited to a card in a newsagent's window, a board outside your house, and word of mouth. The tools simply didn't exist to do it any other way.
By 2016, the internet existed — but the tools didn't.
Rightmove was agent-only (and still is), smartphones were small and the cameras were average at best, and the idea of trusting a platform over a professional felt like a risk most people weren't ready to take. FSBO was still possible, but the infrastructure and the trust simply weren't ready.
In 2026, that's changed entirely.

You will still need a conveyancing solicitor to handle the legal transfer of ownership. You will still need an Energy Performance Certificate (EPC) to market the property. You will still need to comply with material information requirements under the Digital Markets, Competition and Consumers Act 2024.
What you don't need is an agent acting as an intermediary, taking a percentage of your sale price in exchange for services you can, with the right tools, replicate yourself.
