General Questions
No. Propeo is a marketing platform. We give you the tools to advertise your own property — a listing page, floorplan, board, flyer and enquiry handling — and you deal with buyers or tenants directly. We don't introduce buyers, we don't negotiate on your behalf, and we take no share of your sale price or your rent.
Every owner verifies their identity before their listing goes live. At sign-up you upload photo identification — a passport, driving licence or national identity card — which is checked by Stripe, the same company that handles the payment. We hold a record that the check was passed.
It means there is a real, identified person behind every property on Propeo rather than an anonymous advert. It is not a guarantee about the property itself, and no platform can honestly offer you one, so do the sensible things either way: view before you commit, and let your solicitor do their job.
Yes, but not to us. Whoever acts for you on the conveyancing is required by law to verify your identity and check the source of your funds before a purchase can complete. That applies to every property transaction in England and Wales, private sale or not.
Instructing a solicitor early makes this far less painful than doing it under time pressure once a sale is agreed. Bank statements, the paper trail behind a gifted deposit, evidence of where a lump sum came from — all of it is easier to assemble in your own time.
Yes, for everything on the included list. £179 is a one-off fee that covers your listing for 12 months. There is no commission, no monthly charge, and nothing you have to buy on top to make the listing work. Some things are genuinely optional — a measured floorplan, an EPC if you need a new one — and every one of them is priced on the pricing page before you buy, not sprung on you at checkout.

Yes, at some point. £179 is our launch price; the standard price is £199. We'll put it up when we're ready to, and we'll say so plainly rather than quietly changing the number.
What matters to you is that the price you pay is the price you pay. If you list at £179, your twelve months cost £179 — a later increase doesn't reach back and charge you the difference.
Straight answer: we don't list on the major portals, because they only accept listings from registered estate and letting agents. No platform can put a private seller on them without an agent somewhere in the chain, and anyone telling you otherwise is charging you for one.
What you get instead is your own listing page with an address you can share anywhere — local community groups, WhatsApp, Facebook, your own accounts, email — plus a board and an A4 flyer, both of which you download as PDFs and print yourself, with a QR code that takes anyone who scans it straight to your listing. The people most likely to buy or rent your property usually already live nearby, and that is where they are. We're working on a paid portal option called Portal Boost. Register your interest and we'll tell you the moment it's available.
Only if you want it to. When you set your property up you choose whether search engines can index your listing. Leave it on and your page can appear in search results, which is free exposure and worth having for most people. Switch it off and it won't be indexed.
Two things to be clear about before you decide. Turning indexing off isn't the same as making the listing private — the web address still works, so anyone you share it with, and anyone who scans the QR code on your board, can still see the page. And the choice is easier to make than to unmake: if you start with indexing off you can switch it on whenever you like, but once a page has been indexed we can't pull it back out of Google for you. Removing an already-indexed page has to be taken up with the search engine directly, and that isn't something you can do from your Owner Portal.
If you're in two minds, start with it off. You can always turn it on.
Not from your listing. Your phone number and email address never appear on your listing page, in the PDFs we produce, or in the page's underlying code — so they can't be scraped, and you won't be cold-called by every agent in the area the day you go live.
Enquiries come to you through Propeo and appear in your Owner Portal with the enquirer's own details. From there you deal with people directly, by email or phone, whichever you prefer. So the people you choose to reply to will see your address or number — but you decide who those people are, and you're under no obligation to reply to any of them.
Honestly? Nothing stops a curious neighbour having a look round, and no estate agent has ever managed it either. What we do is make the sorting easier and leave the judgement with you.
The enquiry form asks a set of questions up front, so an enquiry arrives with more than just a name attached. Everything lands in your Owner Portal in one place, rather than scattered across missed calls and voicemails. You decide who is worth a reply, and you qualify people yourself — asking about their position, their funding and their timescale before you agree to a viewing. Our Owner Advice section has the questions to ask and the answers to be wary of.
No. We don't value properties and we don't publish an automated estimate of what yours is worth. Those numbers are guesses dressed up as facts, and the asking price is yours to set.
What we'd suggest instead is looking at the evidence yourself. Two free public sources are worth an hour of your time: HM Land Registry's price paid data, which shows what every property in England and Wales has actually sold for since 1995, and the UK House Price Index, which shows how prices have moved in your area since. The major portals also publish sold prices, and it's worth seeing what comparable homes near you are currently advertised at. None of these sites is connected to Propeo.

England and Wales at launch. Scotland and Northern Ireland work differently — Home Reports, missives, separate letting rules — and we'd rather build for them properly than pretend the same product fits. If you're in Scotland or Northern Ireland, leave us your email and we'll tell you when we get there.
Your listing expires and is archived. Nothing renews automatically and we will never take a payment you haven't asked us to take. If you want to carry on, you renew yourself and we'll take 25% off the price at the time — £111.75 for a further twelve months at today's price. We'll email you before the expiry date so it isn't a surprise.
You can edit it whenever you like, from your Owner Portal — change the price, swap the photographs, rewrite the description, update the details. As many times as you want, at no extra charge. If you need the listing taken down before the twelve months are up, get in touch and we'll sort it. No notice period, and no phone call to talk you out of it.
Propeo Writer drafts three versions from the details you give it, using Anthropic's Claude. You edit and approve — nothing publishes until you say so, and you can ignore it entirely and write your own. Whichever route you take, the description is yours and you are responsible for it being accurate. What we send to Anthropic and why is set out in our Privacy Policy.
Sometimes — but read your agency agreement first, because the answer depends on what you signed.
Under sole selling rights, your agent is generally owed their fee even if you find the buyer yourself. Under sole agency, you can usually sell to a buyer you introduced without paying commission. Some agreements also contain a “ready, willing and able purchaser” clause, which can trigger a fee even if the sale falls through. Tie-in periods and notice periods matter too.
We can't advise on your contract and we'd be wrong to guess at it. Check the wording, or ask your solicitor, before you list with us.
No, and we'd rather be straight with you about that before you pay than after. What you're buying is digital: your listing goes live, and your board, flyer, QR code and Property Information Pack become available to download, straight away. Once that has happened it can't be handed back, so the fee isn't refundable.
You confirm you understand this at checkout, before you pay. The full position is set out in our cancellations and refunds terms.
Yes. A valid Energy Performance Certificate, or proof that one has been commissioned, must be in place before a property is marketed for sale or let. EPCs last ten years, so you may already have one — we check the national register for you when you enter your address. If yours has expired or was never issued, we'll point you to an assessor who can carry one out. We may earn a referral fee if you book through that link, and it makes no difference to what you pay.
Your personal data is stored securely in the UK and never sold to third parties. Your listing shows only the information you choose to make public — never your phone number or email address. We're registered with the Information Commissioner's Office (ZC189636). The full detail, including every sub-processor we use, is in our Privacy Policy.

Yes, and people do it every year. There is no legal requirement to use an agent to sell a home in England or Wales. Propeo handles the marketing side: a professional listing page, a floorplan, a board and printed materials. You handle the viewings and the negotiation, which is the part the commission is actually paying for.
Be clear-eyed about the trade-off. You won't appear on the major portals, so you take on the job of getting your listing in front of people. If you're not willing to do that, an agent may be the better answer — and we'd rather say so than take your £179.
You arrange and run them yourself. Viewing requests arrive as enquiries in your Owner Portal, and you agree a time with the person directly by email or phone. You know the house better than any agent would, and you can answer the questions that actually matter — the neighbours, the boiler, the parking — on the spot.
A word on safety: never conduct a viewing alone if you can avoid it, and let someone know when it's happening. Our Owner Advice section has a full viewings guide, including a personal safety checklist.
Directly, which is simpler than most people expect. You're talking to the buyer rather than hearing a version of it second-hand from an agent, which is usually an advantage. Ask for offers by email so you have them in writing. Decide your walk-away number before you start. And ask about the buyer's position — chain, mortgage in principle, timescales — because that often matters more than the last £2,000. Yes — you'll need a conveyancing solicitor or licensed conveyancer to handle the legal transfer of ownership, and that's true whether you sell through Propeo or through an agent. Instruct them early rather than waiting for an offer: getting your paperwork together up front is the single biggest thing you can do to stop a sale dragging. Propeo handles the marketing; conveyancing is separate and paid separately.
More than most people assume. A buyer is entitled to the information they need to make an informed decision — price, tenure, council tax band, and anything that would reasonably affect their view of the property. That includes flood history, restrictive covenants, non-standard construction, Japanese knotweed, a disputed boundary, or a lease with a short term left to run.
Leaving something out, or wording it to obscure it, isn't a shortcut. It can collapse a sale at survey stage and leave you exposed to a claim afterwards. Our listing form prompts you through what's required, and the Property Information Pack gives you somewhere to put it.
Your own is fine, and a modern phone is more than capable. Shoot on a bright day, tidy up properly first, keep the camera at chest height, and take each room from the doorway corner so the space reads. Our Owner Advice section has a full photography guide, including which free editing apps are worth using.
If you'd rather hand it to someone, a local property photographer will usually do a full shoot for less than you think. Photographs are the first thing anyone judges your listing on, so they're worth the effort either way.
You can sell it privately exactly as you would a freehold, but buyers will want the detail early: years remaining on the lease, ground rent, service charge, and any major works planned. Your freeholder or managing agent will need to produce a leasehold information pack, and that can take weeks — request it as soon as you decide to sell rather than after you accept an offer. Put the lease details in your listing rather than leaving them to be discovered.
Once you've accepted an offer and both sides have instructed solicitors, mark your listing Sold STC from your Owner Portal. Your page stays live through conveyancing, which is useful if things fall through — and roughly a third of sales do at some point, so don't take the board down yet. When you complete, mark it Sold and the listing archives. You owe us nothing further at any stage.
The £179 is for the advertising, and it's paid up front, so there's nothing further to pay whoever ends up buying — a neighbour, a friend, or a stranger who scanned the QR code on your board. We take no percentage of your sale price under any circumstances. That's the whole point of the model, and it's the opposite of how a commission agreement treats the same situation.
Yes, and a great many landlords already do. Propeo gives you the marketing: a professional property page, a to-let board, a floorplan and printed materials. You handle the viewings, the referencing and the tenancy yourself.
Be realistic about what you're taking on. Letting is more heavily regulated than selling, and the obligations sit with you as landlord whether or not you use an agent.
A gas safety certificate renewed annually, an electrical installation condition report, a valid EPC, working smoke and carbon monoxide alarms, deposit protection in a government-approved scheme, and a right to rent check if the property is in England. You must also give the tenant a written statement of the tenancy terms before it begins.
The rules changed substantially on 1 May 2026 under the Renters' Rights Act 2025, and more changes are still being phased in. Our Owner Advice section keeps a current landlord compliance checklist, and the Owner Resource Hub has the full version.
Not an assured shorthold tenancy. ASTs were abolished in England on 1 May 2026 under the Renters' Rights Act 2025. All assured tenancies are now periodic — rolling, with no fixed term — and section 21 no longer exists, so possession is only available on a section 8 ground. In Wales, tenancies have been occupation contracts since the Renting Homes (Wales) Act 2016 came into force, with their own separate rules.
If you're working from a template you downloaded before 2026, it is out of date and using it could cost you a possession claim later. Our Owner Advice section explains what your written statement of terms has to contain. If your circumstances are unusual, have a solicitor draft it.
Referencing checks affordability, credit history and previous landlord references, and you can use an online referencing service directly for a modest fee. Ask for the same information from every applicant and apply the same criteria to all of them.
Two things to be careful about. You must not discriminate on the basis of a protected characteristic under the Equality Act 2010. And the Renters' Rights Act introduces further restrictions on how landlords choose between applicants. Our guides cover what you can and can't ask, and what to record.
If the property is in England, yes — you must check that every adult who will live there has the right to rent in the UK, before the tenancy starts. Check everyone, not just the people you have questions about; selective checking is itself discriminatory. The check is straightforward and can usually be done online. Right to rent checks don't apply in Wales, Scotland or Northern Ireland.
Any deposit you take must be protected in a government-approved scheme within 30 days of receipt, and you must give the tenant the prescribed information. There are three schemes: MyDeposits, the Deposit Protection Service and the Tenancy Deposit Scheme. Deposits are also capped — five weeks' rent for most tenancies, six where the annual rent is £50,000 or more. Getting this wrong is expensive: an unprotected deposit can mean a penalty of up to three times its value.
Not in the way landlords used to. The Renters' Rights Act limits how much rent can be demanded up front and prevents rent being taken before the tenancy agreement is signed. Asking for six or twelve months in advance as a condition of the letting is no longer open to you, so if affordability is the concern, a guarantor is the route to consider instead. Eventually, yes. The Renters' Rights Act 2025 creates a national Private Rented Sector Database that landlords and their properties will have to be registered on, rolling out in stages rather than all at once. We're tracking the rollout and will tell you when it reaches you. When it applies, you'll be able to record your registration number against your Propeo listing.
Reference them, agree the terms, take an inventory with photographs, and get the paperwork in order before anyone moves in: the written statement of terms, the safety certificates, the deposit protected and the prescribed information served. Then mark your listing Let from your Owner Portal. Your listing runs for the full 12 months either way, so if the tenancy ends early you can relist without paying again.
