The short version
Propeo sells you a set of marketing tools for £149. You remain the seller or landlord throughout. We do not introduce buyers or tenants, do not negotiate, do not take commission, and cannot verify that anyone listing a property genuinely owns it. Everything below explains that in detail.
Using Propeo
Section 1Who we are
Propeo is operated by Propeo Labs Ltd, a company registered in England and Wales under company company number: 17318944 , with its registered office at 66 Paul Street, London EC2A 4NA.
We are registered with the Information Commissioner's Office under reference ZC189636. You can contact us here.
These terms and policies govern your use of the Propeo website and platform, including creating an account, publishing a listing and using any material we supply. By registering, listing or paying, you confirm you have read and agree to them. If you do not agree, do not use Propeo.
Section 2What Propeo is — and what it is not
Propeo provides marketing tools and materials so that you can advertise your own property. We supply the platform; you remain the seller or the landlord from start to finish.
2.1 What we do
- Host a branded listing page for your property at its own URL
- Generate marketing assets from what you supply — QR code, For Sale or To Let board artwork, an A5 flyer, and a Property Information Pack
- Pass enquiries made through your listing page directly to you
- Provide guidance, checklists and tools through the Owner Resource Hub
2.2 What we do not do
- We are not an estate agent or a letting agent
- We do not introduce buyers or tenants to you, or you to them
- We do not negotiate, advise on offers, or act on your behalf in any transaction
- We do not conduct viewings, hold keys, or handle money relating to a transaction
- We do not value your property, and nothing on the platform is a valuation or an offer of one
- We do not give legal, financial, tax or mortgage advice
We cannot verify property ownership
Propeo provides marketing tools and is unable to verify true property ownership. We carry out identity checks on the person creating the account, and we ask for evidence of ownership or authority to market, but we do not investigate title and we do not warrant that any listing is genuine or that any lister has the right to sell or let the property shown.
If you are a buyer or tenant, treat a Propeo listing as an advertisement placed by a private individual. Verify ownership through your own solicitor or conveyancer before parting with money or committing to anything.
Section 3Accounts and eligibility
To list a property you must be aged 18 or over, resident in the United Kingdom, and legally entitled to market the property concerned. The property must be located in the UK.
By creating an account you confirm that:
- You are the legal owner of the property, or you are expressly authorised by every legal owner to market it
- All information you provide is accurate, complete and not misleading
- You will keep your listing current, and will update or withdraw it promptly once the property is sold, let, or taken off the market
You are responsible for keeping your login details secure and for everything done under your account. Tell us immediately at hello@propeo.co if you think someone else has access to it.
Section 4What your fee includes
A Propeo listing costs £149, paid once, when you submit your listing. No commission, no monthly charge, no percentage of your sale price or your rent.
For one property, the fee covers:
- A branded listing page at its own address (URL)
- A QR code linking to that page
- Downloadable For Sale or To Let board artwork (PDF)
- A downloadable A4 flyer (PDF)
- A Property Information Pack compiled from the details you supply (PDF)
- Access to Propeo Writer for drafting your listing description
- Access to the Owner Resource Hub
The fee covers one property. If you are marketing more than one, each needs its own listing and its own fee.
4.1 What is not included

Anything optional is shown and priced alongside the £149 before you pay. We do not add charges at checkout that were not visible beforehand.
Section 5Listing duration and expiry
Your listing stays live for 12 months from the date it is published, unless you mark it as sold or let, or it is removed under section 8.

We will email you before your listing expires. If you wish to renew for a further 12 months, 25% discount codes will be available on request.
After expiry we keep the page and its content for a further 90 days so it can be reinstated if you renew. After that, listing content is deleted, subject to the retention rules in section 13.
Section 6Fees, cancellation and refunds
Payment is taken when you submit your listing, before it is published. Payments are processed by Stripe; Propeo never receives or stores your card details. Paying also means accepting Stripe's own terms.
Propeo Labs Ltd is not currently registered for VAT, so no VAT is charged. If we register, the price shown at the point of purchase will make the position clear before you pay.
6.1 Your right to cancel
Because you are buying online, you normally have 14 days from purchase to cancel and get a refund, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
Most people want their listing live immediately, so at checkout we ask you to confirm two things:
- That you want us to start providing the service straight away, rather than waiting until the 14-day period has passed
- That you understand you lose the right to cancel once the service has been fully performed
If you cancel within 14 days after your listing has gone live but before the service is fully performed, you are entitled to a refund reduced in proportion to what has already been supplied.
Once your listing is live and your assets are generated
At that point the service has been fully performed and the fee is not refundable. Your listing page, board artwork, flyer, QR code and Property Information Pack are produced on demand and cannot be returned. Please check your listing carefully in preview before you pay.
To cancel, contact us with your account email and the property address. No particular form of words is needed. Refunds go back to the original payment method within 14 days of us receiving your notice.
6.2 If your property does not sell or let
We do not guarantee a sale, a let, any enquiries, or any particular price or rent. Those depend on your property, your price, your presentation and the market — none of which we control.
No sale, no refund
Your £149 buys twelve months of advertising, not a result. If your property does not sell or let in that time, the fee is not refunded and no part of it is credited back.
We are not an estate agent. An agent takes a percentage on completion and is paid for an outcome.
We take a fixed fee, up front, for a defined set of marketing tools — a listing page, a floorplan, board artwork, a flyer and a Property Information Pack — and those are delivered whether or not a buyer comes forward. That is the trade: you pay a fraction of what an agent charges, and you carry the risk that an agent would otherwise carry.
We say this plainly before you pay, rather than in the small print afterwards.
Nothing in this section affects your rights under the Consumer Rights Act 2015 if the service is not carried out with reasonable care and skill.
Section 7Content, images and rights
7.1 Your content stays yours
You keep ownership of everything you upload — photographs, descriptions, floor plans, documents. By uploading, you give us a non-exclusive, royalty-free licence to store, display, resize and reproduce that content in order to run your listing, generate your marketing assets, and promote the platform. That licence ends when your listing is removed, except for copies held in backups or required by law.
7.2 You must have the right to use your images
Photographs of a property are usually owned by whoever took them, not by the owner of the property. If a previous estate agent, a professional photographer or a previous owner produced the images, you probably do not have the right to reuse them without permission — even though they show your own home.
This matters more than people expect. Reusing an old agent's photographs is one of the most common copyright complaints in UK property marketing. If you did not take the photograph and do not have written permission from whoever did, take a new one. The same applies to floor plans and to any text copied from a previous listing.
By uploading, you confirm you own the copyright or have permission from the copyright holder. If a valid complaint is made, we will remove the material, and any loss or claim we suffer as a result is yours to reimburse.
7.3 Our content and platform
The Propeo name, logo, platform, design, written guidance and templates belong to us. You may use the marketing assets we generate to promote your own property, including on social media and in print. You may not resell them, use them for another property, or reproduce our guidance, templates or platform content elsewhere without written permission.
7.4 People in photographs
Do not upload images showing identifiable people, vehicle number plates, or a neighbour's property in a way they would object to. If your images include personal items, documents or family photographs, remove them before shooting or edit them out.
Section 8Acceptable use
You must not use Propeo to:
- Advertise a property you do not own or have no authority to market
- Publish false, exaggerated or misleading information, including by leaving out something a buyer or tenant would need to know
- Advertise a property that does not exist, or use it as a route to collect deposits or personal information
- Discriminate against enquirers contrary to the Equality Act 2010
- Upload unlawful, offensive or infringing material
- Scrape, copy or republish listings, guidance or data from the platform
- Attempt to interfere with the security or operation of the platform
We may suspend or remove a listing, without refund, where we reasonably believe any of the above applies, or where identity or ownership checks have not been completed satisfactorily. Where it is appropriate and lawful, we will tell you why and give you a chance to put it right.
Section 9Disclaimers and limitation of liability
Propeo is a marketing platform and is not a party to your transaction. We make no representations about, and accept no responsibility for:
- The accuracy or completeness of any listing, including our own generated descriptions, which you must check before publishing
- The identity, intentions, conduct or financial position of anyone who contacts you
- Whether a property will sell or let, or on what terms
- The outcome of any viewing, offer, negotiation, survey or conveyance
- The services of any partner or third party you choose to instruct
- Any guidance in the Owner Resource Hub, which is general information and not advice on your circumstances
We aim to keep the platform available at all times but do not guarantee uninterrupted access. We may suspend it for maintenance or repair, giving notice where practicable.
Limitation of liability
We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be excluded — including your rights under the Consumer Rights Act 2015.
Subject to that, our total liability to you in connection with the platform is limited to the amount you have paid us for the listing concerned. We are not liable for losses that are not a foreseeable result of our breach, including loss of a sale or let, loss of profit, the difference between the price achieved and the price hoped for, or losses caused by a buyer, tenant, solicitor, surveyor or other third party.
Obligations
Section 10Propeo's obligations
What you can hold us to:
- Provide the items listed in section 4 with reasonable care and skill
- Publish your listing promptly once payment and verification are complete
- Show every price clearly before you pay, and add nothing at checkout that was not visible beforehand
- Pass on every enquiry we receive through your listing page, unfiltered
- Handle your personal data as set out in section 13, and keep our ICO registration current
- Give you a clear reason if we suspend or remove your listing, where it is lawful to do so
- Give at least 14 days' notice by email of any material change to these terms that affects a live listing
- Keep the platform reasonably secure and available, and tell you promptly if a data breach affects you
- Be straight about what we do not do, including where a portal listing or an estate agent would serve you better
Section 11Owner obligations
As the seller or landlord, you are responsible for:
- Accuracy. Your listing must not mislead, including by omission, under the Consumer Protection from Unfair Trading Regulations 2008. This applies to you as the advertiser, not to us.
- Material information. Disclosing what a reasonable buyer or tenant needs in order to decide — tenure, service charges, ground rent, council tax band, known defects, flood history, restrictive covenants, disputes, cladding, non-standard construction, planning matters affecting the property.
- A valid EPC before the property is marketed.
- Rights in your images and text — see section 7.2.
- Equal treatment of enquirers under the Equality Act 2010.
- Your own safety when arranging and conducting viewings. Verify who you are letting into your home. Do not conduct viewings alone if you have any doubt.
- Instructing a solicitor or conveyancer to handle the legal side.
- Landlord duties in full if you are letting: right to rent checks, deposit protection, gas and electrical safety, smoke and carbon monoxide alarms, licensing where it applies, and compliance with the Renters' Rights Act 2025.
- Keeping your listing current and withdrawing it once the property is no longer available.
- Handling enquirers' personal data lawfully once it reaches your inbox.
Where we suffer a loss, claim or penalty because you have not met these obligations, you agree to reimburse us.
Section 12Partner obligations and affiliate disclosure
We introduce partners for some services — floor plans, EPCs, conveyancing, removals, property reports, landlord software. Where we do:
- Your contract for that service is with the partner, not with Propeo. Their terms, their pricing, their liability.
- We are not responsible for the quality, timing or outcome of work carried out by a partner, and we do not supervise it.
- We expect partners to hold the qualifications, accreditations and insurance their sector requires, and to comply with the law. We do not audit them continuously and we do not warrant that they are suitable for your circumstances.
- If a partner lets you down, tell us. We will help where we can and will review the relationship — but the contractual remedy is with them.
- You are free to use anyone you like. Nothing on Propeo requires you to use a partner.
How we get paid by partners
We earn a commission or referral fee on some partner links, including through affiliate networks. It costs you no more than going direct, and it does not change the price you pay. We say so because the Advertising Standards Authority requires it, and because you should know when a recommendation earns us money. A partner appearing on Propeo means we think they are decent — it does not mean they are the cheapest, and it does not replace your own research.
Data and compliance
Section 13Privacy and your data
Propeo Labs Ltd is the data controller for personal data collected through the platform. We are registered with the ICO under reference ZC189636. This section is our privacy policy and is written to meet UK GDPR and the Data Protection Act 2018.

13.3 Your rights
You can ask us to give you a copy of your data, correct it, delete it, restrict or object to how we use it, or send it to another provider. Where we rely on consent, you can withdraw it at any time.
Contact us and we will respond within one month.
If you are unhappy with how we have handled your data, you can complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113. We would rather you came to us first, but that is your right either way.
13.4 What is public
Your listing page is public and indexed by search engines. Anything you put in it — including images and any contact detail you choose to include — is visible to anyone. Your name, email and phone number are not published unless you add them to the listing yourself. Think carefully before you do.
13.5 Transfers outside the UK
Some of our providers process data outside the UK, including in the United States and the EU. Where they do, we rely on UK adequacy regulations or on the International Data Transfer Addendum to the EU Standard Contractual Clauses. Section 14 lists who they are.
Section 14Third-party tools
We use the following providers to run the platform. Each processes personal data only on our instructions, under a written agreement.

On Propeo Writer. When you use it, the property details you enter are sent to Anthropic's API to generate a description. Do not enter personal information about yourself or anyone else in those fields — it only needs details about the property. The generated text is a starting point: read it, edit it, and make sure it is accurate before you publish. You are responsible for what your listing says, whoever or whatever drafted it.
We do not sell your personal data. We do not share it with anyone other than the providers above, except where we are required to by law.
Section 15Cookies
A cookie is a small file stored by your browser. We use as few as we can.

You will be asked when you first visit, and you can change your mind at any time through the cookie settings link in the footer. You can also block or delete cookies in your browser, though essential ones being blocked will stop parts of the site working.
Section 16Identity verification, anti-money-laundering and payments
Before your listing goes live we ask you to complete an identity check through Stripe Identity. This normally means photographing an identity document and taking a selfie. We may also ask for evidence that you own the property or are authorised to market it.
We do this for three reasons: to reduce fraudulent listings, to protect buyers and tenants from a property being advertised by someone with no right to do so, and to meet our obligations on financial crime.
Where we may refuse or report
We may refuse to publish, or may remove, a listing where verification cannot be completed, where information is inconsistent, or where we have reasonable grounds for concern. Where the law requires us to report a suspicion to the relevant authority, we may be prohibited from telling you that we have done so, and we may not be able to explain a delay or a refusal.
Payments are handled by Stripe. Propeo never receives, sees or stores your card number. Stripe is authorised and regulated for payment services and holds PCI DSS Level 1 certification.

Section 17Security
We use encryption in transit and at rest, restrict access to personal data to those who need it, and review our providers' security arrangements. No platform is completely secure, and we cannot guarantee that transmission over the internet is risk-free.
If a data breach is likely to result in a risk to your rights, we will tell you without undue delay and report it to the ICO within 72 hours as required.
If you find a security vulnerability, please inform us at via this contact form before disclosing it publicly. We will acknowledge it and will not pursue anyone who reports a genuine issue responsibly.
Practical matters
Section 18Complaints and Redress
If something has gone wrong, please contact us via this form with "Complaint" in the subject line, setting out what happened and what you would like us to do.
- We acknowledge your complaint within 5 working days.
- We investigate and send you a full written response within 20 working days.
- If you are not satisfied, you can ask for it to be reviewed by a director, who will respond within 10 working days. If you are unhappy with our final viewpoint, or if eight weeks have passed since you first wrote to us and we have not resolved matters, you may refer your complaint to Property Redress, of which we are a member — membership number PRS060613.
- You must refer your complaint to Property Redress within one year of our last communication with you about it. Their service is free to consumers.

Section 19Accessibility
We aim to meet WCAG 2.2 AA across the platform. If you have difficulty using any part of Propeo, or need information in a different format, contact us via the form here and we will aim to help. We treat accessibility problems as bugs, not requests.
Section 20Changes to these terms
We may update these terms and policies. Where a change is material and affects a live listing, we will email registered users at least 14 days before it takes effect. The version number and effective date at the top of this page always show which terms currently apply, and we keep previous versions available on request.
Section 21Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own courts.
If any part of these terms is found unenforceable, the rest continues to apply. If we do not enforce a right straight away, that does not mean we have given it up. You may not transfer your account or listing to someone else without our agreement.
