What £179 inc VAT doesn't buy you

We believe in being transparent from the start. If we only shared the benefits and left you to discover the rest later, that wouldn't be fair. So let's cover everything upfront.

You do the work an agent would do

You take the enquiries, you show people round, and you handle the negotiation yourself. For a lot of owners that's the point — you know your home better than anyone. But it is your evenings and your weekends.

You pay whether or not it sells

A high street agent usually works on no sale, no fee. We don't, because we're not taking a share of the sale to cover that risk. £179 is paid when you list, and it isn't returned if you change your mind and stay put. That's the trade for not paying thousands at the end.

We don't tell you what it's worth

No automated valuation, no estimate, no guess. You set your asking price. There are guides in the Owner Hub on how to arrive at it, and getting three agents out for free valuations before you list is a perfectly sensible thing to do.

Price it wrong and the saving disappears

Selling for 1.5% under what your home was worth costs more than the fee you saved. The money in this page is real, but it's only yours if the price is right and the listing is good. Spend the time there.

The costs to bear in mind that don't change either way

Whichever route you take, some of the bills remain.

Cost

Typical range

Conveyancing on a sale

You'll need a solicitor either way. Instruct one early, not after you accept an offer.

£850 – £1,500

EPC, if yours has expired

We look your existing certificate up free of charge. Most are valid for ten years.

£60 – £120

Removals

Depends on distance and how much you own.

£400 – £1,500

Mortgage exit or admin fee

Charged by your lender, not by anyone selling your house.

£0 – £300

Board printing and fitting

The artwork is included in your £179 inc VAT. Getting it printed and put up isn't.

Ranges are typical market figures, not quotes. Where you use one of our preferred partners for any of these, Propeo may receive a referral fee — it doesn't change what you pay, and you're free to use anyone you like. The full list of optional extras and their prices is on the pricing page.
