1. Property portals democratised discovery
Before Rightmove (founded 2000) and Zoopla (founded 2007), an estate agent's primary value was access to buyers. They had databases, window displays, and relationships. Without them, your property was invisible to most buyers.
That is no longer true. While direct portal access still requires an agent or approved partner, Propeo-listed properties reach buyers via your unique listing URL, QR code, social media, and organic search — and a Portal Boost add-on for major portal placement is in development.
2. Smartphones made professional photography accessible
Photography has long been cited as one of the core reasons to use an estate agent. In 2026, the gap between "taken on a phone" and "taken by a professional" requires knowledge of technique, not investment in equipment. That knowledge is now freely available.
3. Digital payments and identity verification removed the trust gap
One of the remaining anxieties about private selling was the question of trust. How does a buyer know the seller is who they say they are? How does a seller manage enquiries without an agent filtering them?

The government's consultation on home buying and selling reform, launched in October 2025, proposes a standardised upfront information pack as a requirement for all property listings.
The proposed pack content goes well beyond today's listings — potentially including tenure, council tax band, EPC, property type, title information and seller ID, leasehold terms, building safety data, standard searches, a property condition assessment, and flood risk.
