Lead with facts
A useful listing should answer the obvious questions quickly: what the property is, where it is, the price, the tenure and the main features.
Make ongoing charges visible
Where relevant, state service charges, estate charges, ground rent or other recurring property costs clearly rather than burying them in descriptive copy.
Use documents rather than guesses
If a fact can be checked against a title, lease, council record or certificate, use that source instead of estimating.
Keep the description accurate
Clear factual language is more useful than exaggerated sales wording. Do not hide information that would materially change how a typical buyer understands the property.
