Getting your property ready to sell

The paperwork, certificates and preparation worth doing before a property goes on the market.

Start with the property facts

Before you list, gather the basic facts you will need to describe the property accurately: tenure, council tax band, parking, outside space, access arrangements and any regular charges that apply.

Check the EPC

Check whether the property already has a valid Energy Performance Certificate before ordering a new one. Keep the certificate reference and expiry date with your listing paperwork.

Gather useful documents

Put together the documents you already hold, such as guarantees, warranties, planning or building-control paperwork, lease information and records for major work.

Think ahead to conveyancing

You can choose a solicitor or licensed conveyancer before an offer is accepted. Propeo does not handle the legal transfer; the aim here is simply to make the later handover easier.
