Getting a property ready to let

Lender and freeholder consent, insurance, licensing and the checks that come before you advertise.

Prefer to watch?

Check permission to let

Check mortgage conditions and, for leasehold property, the lease or superior-landlord rules before advertising.

Insurance and licensing

Arrange suitable landlord insurance and check the local council for licensing schemes that may apply to the address.

Plan repairs and emergencies

Decide how repairs and urgent issues will be reported and handled once someone moves in.

Prepare the tenancy paperwork

Do not leave the tenancy documents until move-in day. In England, the written terms required for a new tenancy should be organised before the tenancy is agreed.

Need the deeper, step-by-step version?
