Advertising a rental property under the 2026 rules

The current advertising framework, including rent information and material details.

State the rent clearly

A rental listing should make the advertised rent easy to see and keep it consistent wherever the property is promoted.

Describe the property factually

Include the core property facts, relevant charges, key features and EPC information without overstating suitability or condition.

Keep applicant treatment consistent

Use a consistent enquiry and viewing process and avoid wording or screening that unlawfully discriminates between applicants.

Check current England rules

Private-renting rules changed from 1 May 2026. Use current government landlord guidance when advertising and agreeing a tenancy.
