You don't need to spend thousands or wait months to get your home market-ready. Most of what makes a property photograph well, show well, and sell well can be achieved over a single focused weekend — with the right approach.

How to Prepare Your Home for Sale in a Weekend

This guide takes you room by room. Work through it methodically and you'll go from lived-in to listed without the overwhelm.

Before you start — the mindset shift

The hardest part of preparing a home for sale isn't the physical work. It's making the mental shift from thinking about your home as the place you live, to thinking about it as a product that needs to appeal to a wide range of buyers.

That means editing ruthlessly, neutralising the most personal elements, and presenting spaces in their most functional, aspirational form. Not stripping your personality out — just turning the volume down enough that buyers can project their own.

Friday evening — the clear-out

Before you can prepare any room, you need to reduce what's in it. Hire a storage unit for the duration of your sale, or use a friend or family member's garage.

Then work through the property and remove:

  • Any furniture that makes rooms feel cramped — even one piece can transform the sense of space
  • All clutter. Clear all surfaces, table-tops and shelves
  • Some personal photos if there are too many
  • Collections, ornaments, and anything strongly personal
  • Out-of-season clothing and bulky items from wardrobes and storage
  • Anything you've been meaning to take to a tip or charity shop

Ruthlessness here pays dividends. A property that feels spacious sells faster and for more than the same property feeling cluttered.

Saturday morning — exterior and kerb appeal

The front of your property sets expectations before a buyer steps inside. Give it the first half of Saturday.

Front door: If it's in poor condition, repaint it. A freshly painted front door is one of the highest-return investments in property preparation. Choose a classic colour — black, dark grey, navy, British racing green — unless your street strongly favours another.

Path and driveway: Weed every crack. Jet-wash if you have access to one. Remove any moss from paths — it makes surfaces look neglected and makes them slippery.

Windows: Clean inside and out ensuring the sills are also wiped clean. Check for any failed sealed units and replace them if necessary — a failed sealed unit in a bedroom window is a surveyor's note and a negotiation point.

Garden front: Mow, edge, and cut back any overgrown plants. For a small outlay, add pot plants either side of the door to make a significant cosmetic difference.

Saturday afternoon — kitchen and bathrooms

These two categories have the greatest impact on both perceived value and buyer confidence. Spend Saturday afternoon on them.

Kitchen priorities:

  • Clear every worktop completely — then add back only neutral items (a chopping board, a bowl of fruit, one plant)
  • Degrease the hob and clean the inside of the oven
  • Descale taps, sink and surrounds
  • Fix any dripping taps, loose hinges, or broken handles
  • Check the extractor filter and clean or replace it
  • Wipe down all cupboard doors, inside and out

Bathroom priorities:

Re-grout any darkened or mouldy grout (a grout pen is a fast solution; a full re-grout takes an afternoon and costs around £15 in materials)

  • Descale showerheads, taps, and tiles
  • Replace the shower curtain or clean the glass screen
  • Deep clean the toilet bowl and seat
  • Put out fresh towels in a neutral colour — white, grey, or stone
  • Remove all personal products from sight — a cleared bathroom feels twice as large

Saturday evening — touch-up paint

Walk through every room with a tin of your wall paint and touch up any scuffs, marks, and chips.

Pay particular attention to:

  • Hallways and stairwells (high traffic, high visibility)
  • Around light switches and door frames
  • Children's rooms if previously painted in bright colours — a coat of white or neutral over the top transforms them

If any room has a particularly bold or unusual colour, repaint the whole room in a neutral tone. This is a weekend job and costs around £30–£50 per room in materials. The return — in terms of buyer appeal and faster sale — is significant.

Sunday morning — bedrooms and living spaces

With the heavy lifting done, Sunday is for detail.

Bedrooms:

  • Make all beds with freshly washed and ironed covers — this is non-negotiable before photographs or viewings
  • Align everything on bedside tables: one lamp, one book, no charging cables
  • Check that all curtains and blinds operate smoothly and hang correctly
  • Ensure overhead lights work and are bright enough

Living room:

  • Arrange furniture to create clear pathways and sightlines — buyers should be able to walk easily between pieces
  • Clean cushion covers or replace them with neutral ones
  • Straighten and arrange any bookshelves — remove roughly a third of the books to create breathing space
  • Clean the fireplace if you have one — lay it or dress it, don't leave it looking unused

Sunday afternoon — photography

If you're taking your own photographs, Sunday afternoon light is often excellent for most UK property orientations.

Before you shoot:

  • Open all curtains and blinds fully
  • Turn on all room lights
  • Check each room one final time for anything out of place
  • Put the toilet lid down
  • Move cars away from the front of the property

Take multiple shots from every corner of every room. Choose the best later.

The things most sellers forget

  • The garage or loft: If you're advertising storage, buyers will want to see it. Ensure it's tidy enough to open the door without embarrassment.
  • Inside cupboards and wardrobes: Buyers open them. Ensure they're at least 30% empty and feel organised.
  • The boiler cupboard: Accessible, clearly labelled, with a recent service record visible if you have one.
  • The meter cupboard: Unlocked, accessible, clean.
